Why us

Efficient with Top Quality, and one party always answering for it.

Below are three claims. Under each one we set out what makes it true and where you can check it. If we can’t back a claim up, we don’t make it.

Efficient

A programme is planned, and then it is worked

We do not employ a large workforce and we do not pretend to. What we run is the programme: every stage is planned to start the day the one before it finishes, and it is picked up by teams we have used job after job. They work fast, and we know how fast, which is what makes a sequence this tight possible to plan. It is also why we can put a date in the contract.

Reports before design
Geotechnical and site reports ordered in the first fortnight, so platforms and levels are fixed before an elevation is drawn
Long-lead items at consent stage
Joinery, roofing and anything on a long lead time ordered while the consent is with council, not when the frame is up
The crews themselves are quick
Crews turn up at full strength, which is how a house comes together in five to six months instead of ten
Overlapping trades
The next crew is booked while the current one is still on site, so the handover between trades is a day, not a fortnight
One person holds the programme
Your project manager books every trade, every delivery and every inspection, and reports the position to you weekly
2018VAST Construction Limited registered, NZBN 9429046873514
5–6 moSite start to completion on recent Karaka and Clarks Beach homes
3People in the office you will actually deal with

This is also why we occasionally turn work down. If the teams are booked, we would rather give you a real start date than one we cannot hold.

Top Quality

Four things you can check without asking us

We do not use trade-association membership as proof of build quality. The four below all judge the work itself, and none of them are marked by us: the council, an independent chartered engineer, and an inspector you hire yourself. Check us before you sign anything.

None of these four is a certificate we issue to ourselves. The first three leave a record with the council and with an independent chartered engineer; the fourth is carried out by someone you appoint. Ask for any of them: we will give you the site address, the consent number or the name of the engineer who signed, and you can check it yourself.

One point of accountability

One contract, one project manager, one phone number

The difference is who holds the relationships, and who stands in the middle when two of them disagree.

Managing it yourself

Six relationships, and you are the only one connecting them

  • You brief the designer, then re-brief them after the engineer’s comments
  • You chase the geotech report the designer is waiting on
  • You lodge the consent and answer council’s RFI yourself
  • You engage each trade separately and sequence them
  • When the frame does not match the drawings, both parties invoice you
  • You book and attend the inspections, and chase the CCC
Parties you deal with: 6+ · Programme: nobody’s responsibility
Handing it over

One contract, and the coordination is inside it

  • We brief and pay the designer, and hold them to the engineer’s input
  • Geotech and arborist reports are ordered before design starts
  • We prepare, lodge and answer both consents
  • Our regular trade teams, sequenced by our project manager
  • If two consultants contradict each other, it is our cost, not a variation
  • We attend inspections and chase the CCC until it is issued
Parties you deal with: 1 · Programme: in the contract
If you are developing

The margin is in the programme and the spec, not in cutting the build

Two numbers move on a development: the weeks, and what it sells for. We work the first with sequencing, and the second with a specification aimed at the buyer you are actually selling to. Neither of them requires spending more than the feasibility allowed.

Spec to the buyer, not to the brochure

For a first-home townhouse that means warm, dry and low-maintenance, with the money in what a builder’s report picks up. For a house at twice the price it means something else entirely. Getting that judgement right is worth more than any single upgrade.

A well-built house leaves less to negotiate

A clean builder’s report takes away the reasons to chip the price, and an earlier settlement takes away weeks of interest and holding costs, which is usually enough to cover what the better build cost in the first place.

Results you can look up

Every home on our projects page is named by street address, and most of them have sold. Sale prices are public records, and you can ask us for any of them.

Fast and properly built can go together: the homes on this site were finished in five to six months each. We will not protect a programme or a price by cutting corners in the build and handing you a house that won’t stand up to a builder’s report.

Straight about it

A few things we should say plainly

Not a volume home builder

We do not sell a catalogue of house types off a plan, and we do not run dozens of sites at once. The number of jobs we take on is limited by the number our regular teams can do properly.

Not an architecture practice

We do not sell a design signature. We engage good designers, manage them, and hold them to the budget and the programme you agreed with us.

We will not build below our own standard to hit a number

If the budget will not carry the scope, we say so before you have spent anything and show you what to change: fewer square metres, a simpler roof, or a staged fit-out. We will not keep the drawings as they are and swap in cheaper materials behind the walls without telling you.
