What we do

Four starting points. The same answer: we run all of it.

We are a main contractor, not a design studio. Whichever of these you are, we take over the whole chain (designer, engineer, surveyor, geotech, both consents, every trade, inspections and the CCC) under one contract with one project manager. Whatever the budget is, we start from it instead of working it out at the end.

01 · Build on your own land

You bought a section. You want to live in the house, not manage it.

We start with a free site visit and a written feasibility assessment: what the land will carry, what it will cost, what council will want. From there we appoint the designer and the engineer, order the geotech report, lodge the building consent and hold a fixed price before a hammer is lifted.

You make decisions about the house. You do not chase anybody, book anything or sit in a council queue.

02 · Subdivide & build

An older house on a big section, and a question about how many lots it carries.

The first job is the arithmetic, before anything is drawn: how many dwellings the zone and the ground will allow, what the infrastructure will cost, and whether the numbers are worth doing at all. We tell you when they are not.

If it stacks up we engage the surveyor and the planner, run resource consent and building consent, get the new titles issued, and build. One contract covers the subdivision and the houses.

03 · Small-scale development

Standalone and terraced housing, where both the programme and the build decide the margin.

On a development, every week of slip is money. We work with the same trade teams job after job, so we plan the sequence around crews whose pace we already know. Blocklayers don’t wait on drainage, and fit-out doesn’t wait on windows.

You get a written programme in the contract, weekly progress and drawdown reporting, and one person to call about all of it.

The other sum worth doing is the spec. A townhouse aimed at first-home buyers and a house aimed at a family trading up are not the same brief, and pricing them as if they were is how developments lose money at both ends. We will tell you which one your site is, spec it for that buyer, and put the rest of the budget into what a builder’s report will check. Ask us for the sale result on any project on our projects page. Sale prices are public records, so you can check them.

04 · Lifestyle & rural

A lifestyle block, where the services are the project.

Rural rules are not urban rules. Wastewater disposal fields, potable water storage, firefighting supply, long driveways and power runs all have to be designed and consented before the house is worth drawing.

We have been through this before, so the surprises arrive in the feasibility report rather than halfway through the build.

In every case

Eleven items, all of them ours to run

The list does not change with the scope. What changes is how much of it applies.

1Contract you sign
1Project manager who answers for all of it
6Consultants and authorities we engage
11Items on the chain, start to CCC
Not sure which one you are?

Send us the address. We will tell you what the land can do.

The site visit and our first read on feasibility are free, and you are not committed to anything after it.
